The Eagle's Nest Area, a Landings Centerpiece

 

 

One lengthy paragraph in the DECLARATION OF MAINTENANCE COVENANTS AND RESTRICTIONS ON THE COMMONS FOR THE LANDINGS sets out the basis for the  The Eagles Nest Area, sometimes erroneously referred to as The Eagle Preserve.

 

The 7.4 acre, 600 foot diameter circle backs up to 19 residential lots on Landings Blvd., Kestral Parkway South, Kestral Park Terrace and Landings Terrace.  A plat of the area shows two houses with corners touching  or almost touching the area, but no linier footage on the border. (By way of full disclosure the Eagle's  publisher owns one of those properties.)

 

The original document clearly established the area as the private property of the developers, C&M Associates.  A quitclaim deed filed March 17, 1987 turned ownership and responsibility over to the Landings Management Association.

 

In the course of The Landings 25 years all indications are the site has deteriorated badly.

 

The eagle and any remnant of the nest are long gone.  The nesting tree is likely one either gone or one having lost virtually all it canopy growth.  There are no county, state  or Audubon Society records of the eagles or their nest. Nor is it listed as an abandon site.

 

There remained no eagle sightings until Christmas Day 2007 when Landing resident, Dave Bewley spotted an eagle.  Within a few weeks a pair of eagles had constructed a large nest. The Eagle has run several articles on the area in the four years since the paper was reestablished. They can be reviewed below.

 

The area has clearly deteriorated .  Exotics - a term used to describe non-native to Florida and undesirable - have infested the area.  Many of the tall pines, a signature of The Landings have died, some from disease some from a natural life cycle.  Some experts say they have not reseeded because the of exotics and mowing of the area.

 

Because of the construction of homes around the area drainage problems have occurred. Several groups are seeking solutions to those problems. 

 

Recent "brainstorming" sessions raised the visibility of the condition of the Eagle's Nest Area and inspired two residents, Jack Jost and Larry Fleming to examine options for the property's improvement.

 

They have developed a thoughtful approach to solutions.
